Terms of Service

1. Acceptance

By accessing homes.stlucia.studio ("the Platform"), you agree to these Terms of Service. If you do not agree, do not use the Platform.

2. The Service

The Platform provides property listing, search, and enquiry services for the Saint Lucia real estate market. We connect property buyers, renters, and investors with real estate agents and private sellers.

3. User Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the security of your login credentials. Notify us immediately at info@stlucia.studio if you suspect unauthorised access.

4. Agent Listings

  • Agents are responsible for the accuracy of their property listings
  • Listings must describe real, available properties
  • Prices must be stated in EC$ (and optionally US$) accurately
  • Photos must be of the actual property — no stock photos or misleading images
  • CBI-eligible listings must reference verified approved developments
  • We reserve the right to remove listings that violate these requirements

5. Agent Subscriptions

Agent subscription plans are billed monthly. Prices are in EC$ (EC$2.70 = US$1.00):

  • Free: Up to 3 active listings
  • Pro (EC$300/mo): Up to 25 listings, featured placement, analytics
  • Premium (EC$800/mo): Unlimited listings, priority support, API access

Cancel any time through your account settings or by emailing info@stlucia.studio.

6. Buyer Obligations

Buyers and investors acknowledge that:

  • The Platform is an information service — we do not provide legal, financial, or investment advice
  • Property transactions should involve qualified legal counsel
  • Foreign buyers must obtain an Alien Landholding License (10% of property value, 3-6 month processing)
  • CBI real estate investments require approval from the Citizenship by Investment Unit

7. Disclaimers

Property information is provided by agents and sellers. We make reasonable efforts to verify accuracy but do not guarantee it. Always conduct independent due diligence before any property transaction.

8. Intellectual Property

The Platform design, code, and branding are owned by stlucia.studio. Property photos and descriptions remain the property of the listing agent or seller.

9. Limitation of Liability

To the maximum extent permitted by law, stlucia.studio shall not be liable for any indirect, incidental, or consequential damages arising from the use of this Platform or any property transaction facilitated through it.

10. Governing Law

These Terms are governed by the laws of Saint Lucia. Disputes shall be subject to the jurisdiction of Saint Lucian courts.

11. Changes

We may update these Terms from time to time. Continued use after changes constitutes acceptance of the revised Terms.
